    Ireland (including Northern Ireland)

    Why it matters

Selfbuild Extend & Renovate Live Ulster 2026 arrives at a pivotal moment for the Northern Ireland and all-island construction market. The sector is entering a multi-year 'super cycle' with 5% output growth forecast for 2026, yet rising material costs and labour shortages are creating significant challenges for self-builders and renovators. Northern Ireland's construction output hit a 15-year high, driven by housing growth of 27.4% year-on-year. The self-build sector remains resilient, with detached homes outperforming the broader housing market. Demand for home energy upgrades has surged 96% year-on-year amid record government investment of €640 million, creating major opportunities for renewable energy and insulation suppliers. This event connects homeowners, self-builders, and renovators with the suppliers, experts, and financial solutions they need to navigate a complex market. For exhibitors, it offers direct access to a targeted audience of active project planners in one of the UK's strongest self-build cultures

Irish construction enters multi-year 'super cycle'

Goodbody's Investing in Irish Construction & Materials report indicates the Irish construction sector is entering a multi-year 'super cycle', with Euroconstruct forecasting 5% output growth in 2026, twice the Western European average. Total employment in the sector grew to 192,000 in Q4 2025, a 9.1% year-on-year increase. Repair, Maintenance and Improvement (RMI) companies also show growth, with CSO figures for Q4 2025 granted permissions at the highest level in at least a decade

    02

Northern Ireland construction output hits 15-year high

Aecom's Ireland Annual Review 2026 shows Northern Ireland construction output rose by 7.3% in the year to June 2025, reaching its highest level since 2010 and outperforming the rest of the UK at 2.2%. Activity is driven by exceptionally strong repair and maintenance performance, now 55.8% above pre-pandemic levels, alongside a 25.9% increase in housing output. CITB forecasts Northern Ireland construction output to grow by 2.8% in 2026, ahead of the UK's 2.3%

Ireland's 2026 retrofit boom drives demand for energy upgrades

In January 2026 the Irish government launched a National Residential Retrofit Plan with a record €640 million for home-energy grants, targeting 73,000 upgrades. By the end of Q1 2026, SEAI had processed approximately 29,000 applications, up 96% year on year. Applications for the new windows-and-doors grant exceeded 7,000, attic insulation applications rose 81%, and cavity wall insulation was up 62%. Heat-pump interest climbed after the grant rose from €6,500 to as much as €12,500 in February 2026

    04

Construction cost volatility and labour shortages persist

The Construction Industry Federation's Q2 2026 outlook survey found that 96% of respondents expect higher labour and material costs. CIS expects a 1% fall in project starts this year but a bounce back with a 12% rise forecast for 2027 and 18% growth in 2028. Inflation is expected to range between 3-5% in 2026. A separate report notes Ireland needs an estimated 100,000 additional construction workers over the next four years, with 99% of active construction enterprises employing fewer than 20 people

    Source
    05

Housing completions on the rise but commencements lag

Housing completions exceeded 36,000 in 2025 and are expected to hit 40,000 in 2026, equivalent to seven homes per 1,000 people compared with a European average of around three. However, 24,499 units were commenced between June 2025 and May 2026, the fourth-lowest level in a decade. A Glenveagh report urges action on Modern Methods of Construction (MMC), zoning, and the National Development Plan to scale up delivery

    06

Self-build costs continue to climb in 2026

A 2026 build cost overview for Ireland notes that labour and material costs continue to rise. Total self-build project costs in Ireland for a 150–200 sqm house range from €600,000 to €1m, with the build itself at €2,500–€3,800 per sqm according to the SCSI TPI Q1 2026. Quantity surveyor Keith Kelliher highlights that the greatest budget mistake is not having a budget in the first place

British and Irish citizens can enter the UK freely with no visa or ETA required under the Common Travel Area arrangement. Nationals of the EU/EEA, USA, Australia, Canada, Japan, South Korea and other eligible non-visa countries require an ETA (not a full visa) for business visits of up to 6 months. Nationals of visa-national countries listed in the UK Immigration Rules Appendix Visitor: Visa National List — including China, India, Pakistan, South Africa, Bangladesh, Nigeria, Turkey and many others — must obtain a Standard Visitor visa before travelling. Chinese nationals holding Hong Kong SAR or Macao SAR passports are exempt from the visa requirement under VN 2.2

The UK is a full member of the ATA Carnet system. An ATA Carnet is an international customs document (a 'passport for goods') that allows you to move goods temporarily between participating countries without paying duties or taxes. It is typically used for commercial samples, professional equipment, and goods for trade fairs and exhibitions. Carnets are valid for up to one year and may be used multiple times within that period. In the UK, ATA Carnets are guaranteed by the London Chamber of Commerce and Industry (LCCI), with operational management by the UK National ATA Carnet Organisation (UKNATACO). From 1 June 2026, the UK, EU, Norway and Switzerland introduced digital ATA Carnets (eATA Carnets). Exhibitors bringing goods into Northern Ireland from the Republic of Ireland or other countries should consider using an ATA Carnet for temporary importation. Note that Northern Ireland has specific post-Brexit customs arrangements under the Windsor Framework; exhibitors should verify whether separate customs declarations are required for goods moving from Great Britain to Northern Ireland

    Cultural notes

Useful information to help you have a smooth and respectful visit.

    Politeness and etiquette

Northern Irish culture values politeness and friendliness. 'Please', 'thank you', and 'sorry' are commonly used. Punctuality is important. If invited to someone's home, bringing a small gift such as flowers or chocolates is considered polite

    Topics to avoid

Religion and politics have historically been sensitive topics in Northern Ireland. Visitors should avoid discussing these subjects in casual conversation unless the other party initiates it

    Currency and payments

Northern Ireland uses Pound Sterling (GBP). Card and contactless payments are widely accepted. Some smaller vendors may prefer cash, so carrying a small amount of sterling is advisable

    Local language

English is the primary language. The local dialect includes distinctive greetings such as 'Bout ye?' (How are you?). While Irish (Gaeilge) is also spoken in some communities, English is universally understood

    Visa

Entry requirements depend on nationality. British and Irish citizens can enter freely under the Common Travel Area. Non-visa nationals (EU/EEA, USA, Australia, Canada, Japan, South Korea, and others) require an Electronic Travel Authorisation (ETA) for business visits up to 6 months. Visa nationals (including China, India, Pakistan, South Africa, Nigeria, Turkey) must obtain a Standard Visitor visa before travel. Chinese nationals holding Hong Kong SAR or Macao SAR passports are exempt

Processing: 3 weeks (standard); 5 working days (priority); next working day (super priority)

The Standard Visitor visa costs £135 (effective 8 April 2026) and allows stays of up to 6 months. Permitted business activities include attending trade fairs to promote your business (no direct selling), attending meetings and conferences, and negotiating contracts. You cannot undertake paid or unpaid work for a UK company. Apply online at gov.uk. The ETA costs £20 and is valid for 2 years. Visitors should carry evidence of accommodation, return travel, and sufficient funds. For the British-Irish Visa Scheme (BIVS), Chinese citizens holding a UK or Irish short stay visa marked 'BIVS' can travel visa-free to the other country
