North America (United States and Canada)

    Why it matters

The 2026 NAWLA Traders Market arrives at a pivotal moment for the lumber and building materials industry. After a difficult 2025 marked by widespread sawmill curtailments, mill closures, and sharply reduced Canadian imports, the North American market is rebalancing. Supply has tightened, prices have recovered from their lows, and the industry is adapting to a new landscape shaped by tariffs, regional sourcing, and evolving demand patterns. For buyers, this event provides a rare opportunity to connect face-to-face with over 200 exhibitors and 1,200 industry professionals at a time when supply chain relationships and reliable sourcing are more critical than ever. As market conditions remain uncertain and trade policy continues to shift, the ability to meet directly with suppliers, negotiate terms, and build trust has never been more valuable. For exhibitors, the expanded access to non-members in 2026 opens the door to a broader audience of qualified buyers, including professionals from emerging sectors such as mass timber, CLT, component manufacturing, and value-added wood products. The event's 30th anniversary edition comes as the industry navigates a fragile recovery, with the latest Fastmarkets analysis noting that stronger prices do not necessarily signal stronger demand, and housing affordability remains a persistent headwind. In this environment, the relationships formed and deals made at Traders Market will help set the course for the industry in 2027 and beyond

    Industry trends

Key trends shaping this market and its wider industry.

    01

Lumber Price Recovery Driven by Supply Constraints, Not Demand

For much of 2026, the North American softwood lumber market has been moving toward a healthier balance. Supply has tightened following widespread sawmill curtailments and closures in 2025, alongside a significant reduction in imports from Canada and Europe, supporting prices despite relatively flat end-use demand. Sawmill operating rates have improved and prices have gradually recovered from the lows seen last year, but stronger prices do not automatically mean stronger demand. Fastmarkets analysis suggests North American end-use demand remaining broadly flat during 2026, with stronger recovery expectations pushed into 2027

    02

Tariffs and Trade Policy Uncertainty Reshaping Supply Chains

Canadian lumber duties rose from 14.38% to 35.19% in summer 2025, with a 10% Section 232 tariff added in October. After duties more than doubled, Canadian production fell 8% overall, with British Columbia down 13% between mid-2025 and early 2026. A recent U.S. Department of Commerce preliminary determination signalled that combined duties will fall to about 25% from about 35% later in the year, but builders are not banking on relief as the cut is expected to come too late to ease pressure on the current building season

    03

Mass Timber and Engineered Wood Products Expanding Rapidly

According to WoodWorks, there are currently 2,746 mass timber projects built, under construction, or in the design phase across the United States in 2026. The adoption of engineered timber is expanding rapidly, with the total number of projects growing by roughly 20 percent year over year. The U.S. Mass Timber Construction Market was valued at USD 0.39 billion in 2025 and is projected to reach USD 1.07 billion by 2033, at a CAGR of 13.1%

    Source
    04

    Sawmill Capacity Contraction Accelerating

North American softwood lumber capacity is expected to decline by over 1.3 billion board feet in 2026 due to ongoing mill closures in British Columbia and the U.S. South, according to Fastmarkets. Lumber capacity declined 1% in 2025, and closures in the second half of 2026 combined with tight margins will lead to further capacity declines. However, with demand growth accelerating in 2027, capacity is expected to stabilize

    Source
    05

Housing Affordability Challenges Continue to Weigh on Demand

Residential construction, the largest source of wood products demand, continues to face affordability and financing pressures. Approximately 70-80% of wood products demand is linked to residential construction activity. Housing starts declined 4.0% in 2024 and a further 2.3% in 2025 as steep borrowing rates and high inflation put home purchasing out of reach for many potential buyers. Growth in housing starts is projected at a modest 1.5% in 2026 before accelerating to 5.6% in 2027

    Source
    06

AI Infrastructure and Data Centers Creating Unexpected Demand

AI-related infrastructure investment is creating new pressures and opportunities across the wood products supply chain. Data centre and warehouse construction has become the fastest-growing end use for mass timber in the United States and around the world. Up to 10% of all mass timber sold in the United States is now going to big tech for data centre and warehouse construction. This emerging demand channel is helping offset some weakness in traditional residential construction markets

    Source
    07

    Sawmill Closures and Capacity Contraction

The North American lumber industry has experienced significant capacity contraction. U.S. sawmill production declined for two consecutive quarters in the first three months of 2026, with industry capacity shrinking 6% year-over-year. Sawmill and wood preservation industry employment has declined for 12 consecutive quarters, falling to its lowest level since 2010. Canfor's Fox Creek closure in Alberta is one example of the widespread curtailments. Despite these closures, higher lumber prices in mid-2026 have encouraged some supply increases, though the North American market may soften in the latter part of 2026

    Market news

Latest updates from across the market.

North American Lumber Markets Are Rebalancing

Fastmarkets reports that the North American softwood lumber market has been moving toward a healthier balance in 2026, with supply tightening following sawmill curtailments and lower imports. However, stronger prices do not automatically mean stronger demand — much of the recent price support has come from reduced supply rather than accelerating consumption. Housing remains the market's most important variable, with approximately 70-80% of wood products demand linked to residential construction activity

The Anaheim Packing District offers a modern food hall experience in a historic 1919 packing house, showcasing local artisans and diverse cuisine. Downtown Anaheim's Center Street Promenade features public art, hip local businesses, and California-style cafes. Little Saigon in neighboring Westminster and Garden Grove is the largest Vietnamese community outside Vietnam, with hundreds of restaurants and bakeries

    Doing Business in Anaheim

The local business community places a strong emphasis on customer service and hospitality, reflecting the city's commitment to its visitor economy. Southern California business culture tends to be relatively informal and relationship-oriented, with an emphasis on punctuality for scheduled meetings. Business attire for trade shows is typically smart casual to business casual, with some attendees opting for business formal depending on their company culture. The Anaheim Convention Center is a world-class facility that has won the Smart Meetings Smart Star Award for Best Convention Center in 2024

    Getting Around and Local Tips
