MIPIM 2027 is scheduled for 15–19 March at the Palais des Festivals. The edition will fully integrate Housing Matters! into the main programme, opening the event on Tuesday 16 March. The ambition is to move further into implementation: scaling the transformation of existing assets, embedding technology more systematically across the lifecycle, and continuing to align affordability, livability, and investment discipline. MIPIM 'in the City' will extend official events into hotels and beyond the Palais to foster stronger connections.

    Impact

    A bigger and stronger platform

MIPIM 2026 underscored the resilience of the global real estate market despite geopolitical uncertainty, drawing over 20,000 delegates from 90 countries, including 5,000 investors managing €4 trillion in assets. The edition saw a very strong mobilisation of public and private stakeholders. Key themes included investment, artificial intelligence, data centres, sustainability, and the need for resilient assets. The event reinforced its role as the premier platform where capital, innovation, and leadership converge.

    Audience quality

    High-value decision-makers

MIPIM 2026 attracted a high-level, international audience of 20,000+ delegates from 90 countries, including 5,000+ investors managing approximately €4 trillion in assets. The UK accounted for a fifth of all attendees, with city mayors, council leaders, and Homes England directors present. The audience included a strong contingent of public-sector leaders, with mayors from Copenhagen, Lisbon, Madrid, Reykjavik, Riga, Rome, and Stockholm attending. The presence of 336 journalists and over 5,500 online articles generated extensive media coverage.

    Exhibitor outcomes

    Real business growth

With over 2,300 exhibiting companies and 300+ stands across 19,300+ m², MIPIM 2026 provided a global showcase for projects, ideas, and business. The event facilitated concentrated networking, with participants reporting valuable face-to-face exchanges that accelerated business relationships. The presence of banks and credit funds 'en masse' indicated that debt capital was available for selective opportunities. The MIPIM new online networking platform and mobile app further supported lead generation and meeting scheduling.

    Why it matters

MIPIM matters because it is the single most influential global gathering for the real estate industry, condensing a year of deal-making, networking, and market intelligence into one week. For investors, it provides unique access to €4 trillion in managed assets and direct engagement with project owners, developers, and policymakers from 90+ countries. For cities and regions, it is the primary platform to showcase investment-ready projects and attract global capital—as demonstrated by the West Midlands presenting a £20bn pipeline and Grand Paris creating new public-private synergies. For service providers and innovators, it offers exposure to C-level decision-makers and a front-row seat to the industry's biggest trends, from sustainability and data centres to the transformation of existing assets. In a period of geopolitical uncertainty and market recalibration, MIPIM provides the face-to-face connections and real-time intelligence needed to navigate risk and seize opportunity.

    Industry trends

Key trends shaping this market and its wider industry.

    01

Residential real estate moves to centre stage

Housing is no longer a peripheral topic for the global investment community; it is now central to investment strategies and urban development. MIPIM 2027 fully integrates Housing Matters! into the main conference programme on 16 March, reflecting the sector's growing importance in global capital allocation.

    Source
    02

    Data centres become core infrastructure

Driven by the rise of artificial intelligence, data centres have evolved from a niche asset class to core infrastructure. The MIPIM Data Centers Summit, launched in 2026, confirmed the sector's strategic role in digital and territorial transformation, with key challenges around land use, energy supply, and local acceptance.

    Source
    03

    Sustainability and decarbonisation as fundamentals

ESG, decarbonisation, and smart cities are central to real estate development. MIPIM Awards criteria increasingly embed sustainability and circularity as fundamentals, setting a high benchmark for projects that lead to more resilient, inclusive, and inspiring places.

    Source
    04

    Geopolitical uncertainty reshapes investment outlook

While interest rate cuts and falling inflation were signalling a market recovery, geopolitical tensions—including the Iran conflict—have made the short- to medium-term outlook harder to read. Recovery expectations have shifted to the first or second half of 2027.

    Source
    05

Refinancing and capital restructuring dominate deal flow

2026 and 2027 are likely to be defined less by new acquisitions and more by how effectively existing capital structures are managed. Restructuring and refinancing expertise are becoming increasingly important in navigating a more complex debt market.

    Source
    06

    Public-private collaboration drives urban regeneration

Cities and regions are showcasing large-scale, investment-ready projects, demonstrating their ability to attract capital. Initiatives like the Grand Paris tent, which for the first time brought public and private actors together, highlight new synergies and opportunities for placemaking, financing, and public-space management.

    Cultural notes

Useful information to help you have a smooth and respectful visit.

    Greetings and etiquette

French business culture values formality and politeness. Always greet with 'Bonjour' when entering a shop, restaurant, or meeting. Use 'vous' (formal 'you') unless invited to use 'tu'. Shake hands with everyone on arrival and departure. Address colleagues as 'Monsieur' or 'Madame' in early interactions. A simple 'bonjour' in French before switching to English is appreciated

    Business meetings

Punctuality is important – arrive on time as a sign of respect. Meetings often start with pleasantries and personal discussion before the agenda. Professional communication tends to be more formal and direct than in some other cultures. Dress code is business formal – suits and ties for men, conservative business attire for women

    Local customs

Cannes is a sophisticated international destination. Respect the city and its residents – visitors are guests. Dining out: lunch is typically 12:00–14:00, dinner from 19:30 onwards. Tipping is not mandatory but rounding up or leaving 5–10% is appreciated for good service. French is the official language; English is widely spoken in tourist and business settings

    Weather and packing

Cannes in March has average high temperatures of 14–17°C and lows of 5–9°C. Rainfall is moderate. Pack layers, a light jacket, and an umbrella. Comfortable walking shoes are essential for navigating the large exhibition halls and the city

Applicants must demonstrate the business purpose of their trip, typically through MIPIM registration confirmation, invitation letter, and other supporting documents

Processing: 15 calendar days (standard); 4–6 weeks recommended before travel

MIPIM visa invitation letters can be downloaded from the registration confirmation email. Required documents typically include: valid passport, completed visa application form, passport photo, travel medical insurance (minimum €30,000 coverage), flight itinerary, hotel booking, proof of sufficient funds, and business evidence (MIPIM registration, invitation letter, company proof).
