Key market insights, trends, news and related events to help you understand the bigger picture.

North America (primary), with global relevance across EMEA and APAC

    Why it matters

The green building market is projected to grow from $461.23 billion in 2026 to $763.12 billion by 2031 at a CAGR of 10.59%, driven by tightening building energy regulations, rising energy costs, corporate ESG commitments, and rapid advances in AI and smart building technologies. Greenbuild 2026 arrives at a pivotal moment: building owners are navigating rising energy demand, increasingly ambitious decarbonization goals, evolving regulations, climate risks and changing occupant expectations, all of which are ultimately investment decisions. New York City, the host city, is executing one of the world's most aggressive decarbonization blueprints through Local Law 97, cutting emissions by 40% by 2030 and reaching net zero by 2050. The $16.6B to $24.3B retrofit market opportunity in New York City alone over the next five years signals the scale of the transition. Greenbuild is where architects, engineers, developers, building owners, manufacturers, policymakers, investors and sustainability professionals converge to understand what's next and turn sustainability goals into action.

    Industry trends

Key trends shaping this market and its wider industry.

    01

Stringent Green-Building Regulations and Certification Mandates

Zero-emission building rules are now dictating project underwriting. The EU directive revised in 2024 compels all new structures delivered after 2030 to achieve zero-operational carbon and forces existing non-residential assets to meet minimum ratings by 2027. California's Title 24 adds solar-ready roofs and battery-storage wiring to baseline design. LEED and BREEAM certifications have become gatekeepers to green finance as lenders demand proof of performance before closing. Developers unable to meet benchmarks face stranded-asset risk.

    02

Rising Energy Prices Boosting Demand for High-Performance Envelopes

Persistent fuel-price volatility since 2023 has moved energy efficiency to the top of tenant wish lists. Commercial occupiers are now willing to pay higher rents for buildings with triple glazing, thermally broken facades, and reflective roofs that cut HVAC loads by up to 40%. Warm-climate data centers and logistics hubs join cold-weather offices in specifying airtight envelopes. Payback periods are narrowing to seven years or less, allowing owners to justify premium claddings and window packages even in secondary markets.

    03

AI-Driven Demand Reshaping Building Design, Operations and Capital Allocation

Rapid advances in AI are transforming the market. AI-driven demand for computing power has created the fastest growing asset class in the sector: data centers. Building owners now navigate rising energy demand, ambitious decarbonization goals, evolving regulations, climate risks, and changing occupant expectations. Greenbuild 2026 is responding with dedicated programming on applied artificial intelligence in sustainable facility design and operations, as well as sessions on AI's environmental impact before scaling.

    04

Retrofit and Deep Energy Retrofits as a Major Market Opportunity

Retrofit projects are gaining momentum as governments push for decarbonization of existing building stock. In New York City, Local Law 97 requires cutting emissions by 40% by 2030 and reaching net zero by 2050. For existing buildings to meet Local Law 97 requirements, the 2030 forecast shows a $16.6B to $24.3B retrofit market opportunity in New York City over the next five years. The residential and commercial sectors are key demand contributors, while retrofit projects face technical complexity when integrating new systems into older building structures.

    05

Green Finance and Certification as Gatekeepers to Capital

Certification bodies such as LEED and BREEAM have become gatekeepers to green finance because lenders demand proof of performance before closing. Corporate ESG targets are opening green-bond and sustainability-linked financing. Several banks are now offering rebates on interest rates for green buildings. LEED Gold still adds 8-12% to construction budgets, with consultant fees for modeling and verification topping $50,000 on mid-size projects, but the cheaper debt unlocked by certification is accelerating uptake.

    Planning

Best day to visit: Wednesday, October 21, 2026

Wednesday provides the strongest single-day combination for a broad visitor: Fareed Zakaria's 8am keynote, the first full Expo Hall day with 250+ exhibitors, general education, speed networking, roundtables, and Happy Hour in the Expo Hall. Thursday is also strong, particularly for visitors focused on the data-center keynote, Women in Green, or Thursday-specific sessions, but Wednesday offers the widest first-day sourcing and networking window.

    T-45

Choose the right Greenbuild pass and register before committing travel spend — Guidance, not an organiser deadline. Match the pass to whether you need Expo Hall access only, conference education, evening events, or specialist forums.

    T-30

Book accommodation through the official Greenbuild hotel route or compare alternatives near Javits Center — Guidance, not an organiser deadline. Greenbuild identifies onPeak as its hotel and travel partner; room availability and rates can change.

    T-21

Shortlist exhibitors against active building, retrofit, specification, technology, or sustainability requirements — Use the current exhibitor directory rather than trying to cover the full 250+ exhibitor floor.

    T-14

Build a personal agenda around keynotes, education sessions, Expo Hall time, and networking — Guidance. Wednesday and Thursday combine Expo Hall access with keynotes and networking, while Tuesday is weighted toward summits and workshops.

    T-10

Request meetings with priority exhibitors, peers, or partners — The Greenbuild Expo Hall Pass page states that the show app supports appointment setting and AI-assisted matchmaking.

    T-7

Plan the Javits Center arrival route and confirm the current registration entrance — The current attendee portal directs attendees to registration outside Hall 3A at Javits Center North and requires government-issued photo identification for badge pickup.

    T-3

Prepare specific questions for suppliers and sessions — Focus questions on project stage, product performance, certification requirements, decarbonization, materials, building controls, resilience, AI, or investment according to your objectives.

    T-1

Save your badge confirmation, final agenda, meeting list, and target exhibitor route — Bring the physical badge to Greenbuild activities after pickup; the organiser states badges must be worn for conference, Expo Hall, and offsite Greenbuild events.

    Decision

    Visit, exhibit, or skip?

    Should you go?

Choose the closest answer for each question. The result weighs buyer fit, category relevance, budget, timing, travel friction, booth readiness, and likely follow-through.

    QUESTION 1 OF 8

How closely does your work align with sustainable buildings, design, construction, real estate, building operations, or sustainability?

    Decision matrix

Compare participation options side by side to choose the best fit for your objectives.

    visit

Visit when you have active sourcing, specification, education, networking, certification, retrofit, technology, or investment questions that benefit from direct comparison and expert access.

    Best for

Architects, engineers, owners, developers, operators, contractors, sustainability professionals, investors, and buyers with active building decisions who want to compare products, earn education credits, or meet industry peers.

    Min. budget

    $169.00

    Timeline

A focused Expo visit can be planned within a few weeks; conference attendees should reserve more time for agenda selection, travel, and accommodation.

    Risks

A broad programme and 250+ exhibitors can create low-value wandering without a shortlist.

Conference sessions and Expo Hall meetings overlap on Wednesday and Thursday.

New York travel and accommodation can materially exceed the badge cost.

Not every visible session is included with every pass type.

    exhibit

Exhibit when Greenbuild's architects, engineers, owners, developers, contractors, operators, and sustainability professionals match your buyer profile and you can support the event with demos, target-account meetings, qualified staff, and disciplined follow-up.

    Best for

Building-product, materials, HVAC, controls, energy, renewable, software, smart-building, water, construction-technology, design, engineering, and related suppliers targeting professional built-environment buyers.

    Timeline

Plan several months ahead for space contracting, booth execution, freight, utilities, staff travel, target-account outreach, and lead follow-up.

    Risks

The organiser does not publicly expose a complete verified 2026 booth-rate and service-cost schedule.

The public Expo Hall window is concentrated into October 21-22.

A relevant audience does not guarantee qualified demand for a specific product.

Weak pre-show meeting generation or post-show follow-up can reduce return even with strong floor traffic.

    skip

Skip when the audience and programme do not match your current priorities or when travel and participation cost cannot be connected to a defined learning, sourcing, relationship, or commercial objective.

    Best for

Teams with little built-environment relevance, no active sourcing or sales objective, no realistic participation budget, or no ability to convert event activity into a useful next step.

    Timeline

No event preparation required; reassess when a relevant project, buyer segment, budget, or product-launch need emerges.

    Risks

Skipping can mean missing direct access to suppliers, peers, education, and 2026 market discussions.

Teams tracking LEED v5, decarbonization, sustainable materials, building technology, resilience, or green real-estate investment may need alternative sources for equivalent intelligence.
